What this means: After dipping at the end of last week, mortgage refinance rates surged for longer terms over the weekend, with 20-year rates bouncing back over 5%. Homeowners looking to refinance may find 15-year rates offer the best opportunity for a lower rate and manageable monthly payment.

Based on data compiled by Credible, mortgage rates for home purchases have fallen for three key terms since last Friday.

What this means: Mortgage rates dropped for three key terms today, giving buyers an opportunity to save on interest. Though 20- and 30-year rates, which tend to be the most popular, dropped significantly today, rates for longer terms are lingering above 5%. With 10- and 15-year rates at 4.375%, buyers who can manage a higher monthly payment stand to realize the most interest savings with a shorter-term mortgage.

The average rate for 2021 was 2.96%, the lowest annual average in 30 years.
